Planning Commission approves rezoning request for townhomes Pamela Grady 5/11/2006
The Oklahoma City Planning Commission unanimously approved an application by Two Delt Investments LLC to rezone 1601, 1609 and 1615 NW 16 from an R-1 Single Family Residential district to a Planned Unit Development district May 11. Jeff Struble, principal of Two Delt Investments and Struble Construction Inc., plans to construct his Plaza Townhomes project on NW 16 in the Gatewood neighborhood.
Sam Gresham is handling the project's architectural design.
The property currently consists of a vacant lot and a duplex, which will be demolished.
Plaza Townhomes will consist of six, 1,900-square-foot units. Exterior units will have three bedrooms, and the four inner townhomes will have two bedrooms upstairs and a study downstairs. All units will have rear driveways with garages located in the back.
Struble said his townhomes will emulate Tudor architectural features, similar to other historic homes in the area, to lend an individual residential look rather than just a large building.
Struble said one reason he has decided to build in the area is due to positive improvements he's seen near NW 16 along Plaza District, in addition to the streetscaping and improvements planned for the Lyric Theater area.
“We're on the verge of seeing the area really take off,” he said.
While past trends have included people moving to suburban areas to build their homes, Struble says now, with all the development continuing Downtown and in Bricktown, he's seen people reclaiming the older neighborhoods.
“It will be about a year before a large amount of affordable housing is available in the area,” Struble said. “A lot of the townhouses are above the $250,000 mark.”
Struble's townhomes will be available for sale with prices ranging from $179,000 to $189,000, in an effort to target younger professionals looking for something new, yet closer to downtown.
“We're looking at young professionals in their mid-Twenties that don't want to rent, but then they don't want an old house they have to fix up and put money into,” Struble said.
If all goes well when he goes before City Council on June 6, Struble says the project should be completed early this fall.

There actually was a photo of the developer in front of a rendering a while back, but I'm having trouble finding it... they were really great looking I thought.

Yeah I tried to find it on OKCBusiness but they've removed it or it got lost when they overhauled their layout.
It looked like they were detached townhomes in a cottage style with small front yards if I remember right- very fitting for Midtown. Not excessively urban but streetcar-suburban style, which is very urban compared to modern development.

Yeah, they were townhomes for sure, but they had a certain cottage look to it, well put Shane! They had white picket fences and nice lawns, but the design of these 6 or 7 homes was very chic.
