Ground was broken Thursday on a long-planned mixed-use project called Eastbrook on 35th Place near Peoria Avenue.

The development, which combines a two-story, 3,000-square-foot office building with eight townhouses ranging from 2,898 to 3,261 square feet, will bring "urban living" to Brookside by next spring, said Jim Glass, head of New Urban LLC, the developing company.

"I felt that urban living was what is missing within Brookside," he said.

The development is one of an increasing number of mixed-use living projects planned or under way in Tulsa, most of which are in or near downtown.

Eastbrook is estimated to cost well over $4 million.

Glass said the project was approved by City Council in September 2005, but a lengthy platting process delayed construction.

Each of Eastbrook's townhouses will be a separate building that abuts its neighbors, Glass said. They will be offered for sale starting at $550,000, and two have already sold.

"They're very urban and pedestrian-oriented," he said.

The two-story office building has already been purchased by Terry Donovan of ILO Inc. interior design and David Leifeste, a psychotherapist.

They plan to occupy the lower floor and rent the upper level, Glass said.

The development, which features a stucco exterior and outdoor fireplaces, was inspired by the Northern Sonoma wine country in California, he said.

McGraw Davisson Stewart is serving as broker on the project, and construction is headed by Cowen Construction.

8 units is not much in a mixed-use neighborhood. But there isn't much room on Brookside, so thus this can be considered sort of significant.

Well it is tight area... People who move in are lucky... There is so much to offer on Brookside... You can actually walk around, instead of driving your car... I like going to Brookside for that sole reason...

I think high-rise development on Brookside is a very neat idea, but I don't think it will happen. There are probably too many folks that want to keep it small-scale and hold things back.

There's going to be a new Pei Wei's finished within a block of Eastbrook.

The Brookside homeowners association is very strong and would fight anything taller than Eastbrooke, they did in fact fight Eastbrooke, I doubt anything any taller that this will ever be built in the heart of Brookside, maybe on Riverside Drive or further down Peoria where it's more commercial, but not between 33rd and 36th.

Are those roof top gardens? Be cool to see them... The renderings looks kind of boring... Typical design but not classy at all... Maybe because it’s a rendering... I sure hope it looks different...

These look very cool. I'm glad that Brookside is getting some attention, too. I love the idea that was proposed to turn part of Brookside into a RiverWalk type area. The canals would be very cool. I hope that happens. Has anybody heard anything on that?
