Nearly four years after building its first office building - Kelley Pointe Plaza, a 21,000-square-foot facility near 33rd Street and Kelley Avenue - B.D. Eddie Enterprises soon will begin construction on its Kelley Pointe expansion. The company is preparing to begin construction on The Quarters@Kelley Pointe, also known as Village Offices, on the site.
Kelley Pointe is a 240-acre master planned business and residential community development that will be constructed in a series of tracts ranging from two to 10 acres and upon completion will become one of Edmond's primary business focal points on Kelley Avenue.

Terry McGuire, leasing director for B.D. Eddie Enterprises, said Kelley Pointe Plaza, completed in April 2002, took less than five months to reach 100 percent occupancy.

“At one time we had 240 acres,” said Clay Farha, president of B.D. Eddie Enterprises. “We sold 10 acres to Petra Industries, an acre to Allegiance Credit Union and recently sold two acres to Maschino Hudelson, which currently leases in the main building but has recently purchased property to build its own building at The Quarters/Village offices.”

The Quarters/Village Office complex will stretch out over approximately 31 acres with several one- or two-story, multi-tenant office buildings creating a “small village atmosphere.”

Matt Wilson of Matt Wilson Homes is the exclusive builder for The Quarters.

“Quality is very important to us, and he (Matt Wilson) literally builds million-dollar homes and commercial properties,” McGuire said. “He knows we're going to build quality.”

Construction on three of the office buildings are scheduled to break ground in July, as soon as permits are granted. Three additional buildings are scheduled to be built by the end of this year.

Buildings - which will be available for lease or purchase - are expected to range from 5,000 to 12,000 square feet, enhanced with common areas, parking and maintenance-free landscaping.

“Our motto is Edmond lifestyle - corporate image,” Farha said. “In other words, you can live in Edmond but still have a corporate image and not look like you're officing out of a residential house. Our common areas are hands-free. You're here to operate your business, not mow your grass.”

Of its strategic design plan, property manager Lynn Morris said, “It's important that we keep our buildings as a whole, not a bunch of parts. It has to fit together; we want to keep the quality of the area.”

McGuire said he, Farha and Morris expect to take care of the small professional office market but are will be selective as development proceeds.

The lease rate is $18 per square foot, and tenants are expected to take from 1,500 square feet on up.

Hidden Prairie

Toward the north side of Kelley Pointe, B.D. Eddie Enterprises already has begun constructing the residential part of its master planned development.

Hidden Prairie will consist of 200 single-family residential homes on approximately 60 acres of land with open areas, greenbelts, bicycle paths, nature-enveloped walking paths and three ponds on site.

Homes will range from 2,000 to 2,400 square feet with prices starting in the $200,000 range.

Turner & Son and Jeff Click Homes have been exclusively selected to build the residential project.
Phase 1 will contain 92 lots. Within that phase, 39 lots already are underway and 53 will follow.

Keeping busy with the development, Farha said future projects for Kelley Pointe also will include developing 20 acres of retail on the property.

“That (retail) will come much later,” he said.
