Committee approves Flat Iron Lofts project Stefanie Brickman 8/16/2006
The Oklahoma City Urban Renewal Authority approved a proposal by real estate developer Grant Humphreys Aug. 16 at its regularly scheduled meeting. Humphrey’s proposal, “Flat Iron Lofts,” will be a multi-million dollar, three-structure, mixed-use project located at the intersections of Walnut, Harrison and NE 5 streets with space for retail, office and residential tenants. “It will be a campus of buildings,” Humphreys said.
Hoping to serve as a visual bridge between the Oklahoma Health Center and Downtown Oklahoma City, the project will be an open-air complex taking advantage of various cityscape and skyline views. One building will have five stories, another will have four floors and the other will feature two levels. Studio Architecture is the selected architectural group for the project.
The development will boast a courtyard centrally located between buildings, trees lining the street and a fountain situated at the apex of the complex. Parking will be available below ground -- one space per office, retail or residential tenant -- with an additional lot across the street.
The historic building, built in the 1920s, will be gutted from the inside but will use the original façade to anchor the project.
“I feel comfortable walking on it,” Humphreys told the committee. “But I wouldn’t want my kids walking on it.”
The complex will have a common clubhouse and rooftop pool on the four-story building. The five-level structure will have residential units located on the third and fourth floors with studio lofts on the fifth. Retail space will be available on the ground level of all three buildings with an “old-store-front” design to the units. Office space will be located on the second floors of the buildings, offering live-and-work options in the same central location.
Humphreys said sale of the land from the Presbyterian Health Foundation is expected to close Sept. 29.
I'm excited about this project. I see a lot of potenial for this area and this would be an excellent piece. Love the rendering, if the price is right I might consider buying one of these loft after I finish school.

The building is already a cool structure when you drive by- now it'll be even more impressive, and there will be people milling about it.

It's actually 3 seperate structures. Is there a unit count?

I can't remember if there was ever a unit count... but I know they said the new buildings could be up to five stories. The first floor would be retail, second office, and then up to three stories of residential. I would bet at least 20 units.
