Gaillardia is blooming, quite literally. Named for a drought-resistant flower, the housing, golf and commercial development being cultivated along West Memorial Road has taken root.

The Professional Park at Gaillardia, the commercial development of the square mile on the north side of Memorial between Meridian and MacArthur, is offered by Price Edwards.

Price Edwards principal Ford Price called the property, purchased by Harrington Inc. of Arkansas in December 2003, “incredible.”

Farmers Insurance purchased the existing building on the property in December 2004 for just over $8 million. Price said the building was 100-percent leased and was “performing well.”

Local businessman Jim Williams purchased a four-acre site there. Although Price does not know Williams' plans, he said a restaurant, a bank, retailers or medical offices are all possibilities.

Another four acres has been purchased by oil and gas man Dave LaNorman. This property is south and east of the Farmers building and overlooks the third hole of Gaillardia's golf course, Price said.

The 2.5 acres to the immediate west of LaNorman's also has been purchased. Price said construction on a 40,000-square-foot office building will begin in the next 30-90 days. Price called this a “unique site” because it sits in front of Gaillardia's 11th hole and offers the most visibility. Kelly Huddleston purchased the property.

Williams also has purchased an additional 2.5 acres south of that property. Two 40,000- to 50,000-square-foot medical office buildings are under construction there, and Price expects them to be finished in the next six months.

Price Edwards also has opened another section within the Gaillardia development for those who wish to own and occupy buildings on smaller parcels of land. This area is to the west of the larger tracts of land.

An interior road has been installed and the entrance will be landscaped in accordance with the other nearby developments. Price said he expects the buildings to be in the 3,000- to 10,000-square-foot range.

Two sites already have closed in this area. Price said one was sold to a group of family physicians affiliated with Mercy Health Center, and their building is under construction. The other land was sold to a local oil-and-gas company, and that building will be between 8,000 and 10,000 square feet. Another one-half acre site is under contract.

“The MacArthur corner is a terrific corner long-term,” Price said. “Everything must conform to the high standards of the Gaillardia design covenants and is subject to an architectural review. People can feel comfortable that their long-term investment will be protected.”

Price says to look for continued development in the area.

“They have had incredible success,” he said. “There has been more activity there than in any other project in northwest Oklahoma City.”

Is this the same area where Hertz built the HQ office or is it the part farther east? It's amazing how that whole office park has grown...and with AMAZINGLY nice offices!

I think Hertz is on Memorial around May (not sure, that's Shane's area so he'll know) and this is on MacArthur.

Hertz is on NW expressway, right about Portland or a block East.

That's Dell now (Hertz sold the building), there's a facility that I think they still are in by Quail Springs.

Hertz has offices all over NW OKC. There is the old HQ on NW Ex'way, then another couple offices on 39th Ex'Way, plus at least the HQ up off Memorial.

The new Hertz building is a 230,000 square footer in the Quail Springs Corporate Park.

The Gaillardia Park is east between Meridian and Macarthur on Memorial. It has one building three stories and another under construction, then a small Mercy Medical office of some kind. There are roads laid in preparation for many more office buildings.
