Anyway, personally--great news. I'd like to see someone spin this into something bad, though I have heard pricing is a little steep. There are two types of upscale consumer for the urban real estate market. Empty nesters in their 40s and 50s, and then yuppies in their 20s and 30s, and I think this is clearly geared more towards Tulsa's "empty-nester" demographic.

Current Status
Utica Place will be a mixed-use development having a 103,000 SF state-of-the-art office building which smoothly transitions to 11 luxury penthouse homes and 7 courtyard villas.
That would be nice if I could get one of those penthouses on the 10th floor... They have a nice view and have walk able shopping, great school and a hospital across the street...
But I don’t have $1 million yet

They would be walkable provided the developer builds a sidewalk.

The people who live in the Building well use their own personal entrance

So that’s why the developer doesn’t want to add the sidewalk-- known of the resident’s well use that sidewalk...

Yes it does have to fit in with the Neighborhood... The only people I can see using the Sidewalk would be the Students from the school...
I have never seen anyone walking on that side of Utica... Even tough thy have it right next to their house...
