YUKON – Yukon has seemingly slipped under the retail development radar amidst buzz about S. 19th Street in Moore and Memorial Road in Oklahoma City. By March, a shopping center is scheduled to open in Yukon and three retail developments are planned for the upcoming years.
Set to open next month is the $4 million Yukon Shopping Center, a 31,500-square-foot retail site adjacent to the Wal-Mart Supercenter at 1200 Garth Brooks Blvd. Within the vicinity, three more retail developments are planned.
"(Yukon) is clearly identified as a hotspot," said Stuart Graham, vice president of brokerage services at Trammell Crow Co. and leasing agent at Yukon Shopping Center and West End Pointe II, a planned shopping center. "This is the first stop into the metro from western Oklahoma and it has a much wider draw than many areas around the area. It captures a good deal of Mustang traffic. It reaches pretty far."
Anchored by Dollar Tree, Cato, a clothing store and Serta Mattress, Yukon Shopping Center will be home to approximately nine additional tenants, renting for a rate of about $15 to $20 per square foot, Graham said.
Plans for Yukon Village, Czech Hall Village Power Center and West End Pointe II are in the works. The three proposed shopping centers will occupy roughly 160 acres and be near Interstate 40.
Of the three, Czech Hall at the southwest corner of I-40 and Czech Hall Road in Oklahoma City will be the largest at an estimated 450,000 square feet. It will be situated on the border of Yukon and Oklahoma City in Canadian County.
"We have several anchors that we're after, that will kick it off and make it a significant development," said Mark Inman, first vice president of retail services for CB Richard Ellis/Oklahoma and leasing agent for Czech Hall. "(We'll have) household name national retailers. Multiple retailers have signed up."
Inman said he thinks construction will start later this year, with a finish date in 2007.
Plans for West End Pointe II have started with road construction. Shedeck Parkway will intersect with West End Pointe Drive and parallel with I-40. Approximately 45 acres will be developed into 300,000 square feet.
"We've been marketing pretty heavily for the past four to five months," said Ken McGee of WEP Land Holdings, which is a co-owner and co-developer of the property. Intervest Development LP is the other owner and developer. "We'll have more than 25 (tenants) with a mixture of large anchors and smaller stores. We've got a letter of intent with a restaurant group and are starting to get some good interest."
The smallest of the three planned projects is Yukon Village, a 35-acre shopping development, on the west side of Garth Brooks Boulevard just south of I-40. Project details have not been released.
